Legal description
A tract of land in the southwest quarter of the southeast quarter of Section 8, Township 18 North, Range 1 East, Land District North of Red River, Ouachita Parish, Louisiana, being more particularly described as follows, to-wit: Commencing at a 1.5 inch iron pipe found marking the northwest corner of said southwest quarter of southeast quarter, thence S89°49’46” (called S89°32’E) along the north line of said southwest of southeast quarter 120.79 feet to the centerline of Louisiana Highway No. 151 as it exists this date; thence continue on the last described course 35.00 feet to a PK nail set in the pavement of Francis Road, marking the northwest corner of the Edward Wayne Bailey property as described in Conveyance Book 2025 at Page 194 in the records of said parish, and the POINT OF BEGINNING; thence continue on the last described course, along the north line of said Bailey property and along the north edge of pavement of Francis Road, 180.12 feet; thence S2°19’07”E, crossing said Francis Road (apparent right-of-way 40 feet), 224.08 feet to the southerly line of said Bailey Property, said point lying approximately 15 feet northerly from a fence row, thence S80°52’13”W along the southerly line of said Bailey property 185.99 feet to a ½ inch iron bar set marking the southwest corner of said Bailey property, whence a fence corner lies 39° E17 feet; thence N1°15’09”W, parallel to and of 35 feet easterly from the centerline of said Highway No. 151, 254.00 to the POINT OF BEGINNING, containing 1.00 acres of land, and being subject to the right-of-way of Francis Road along the north side, approximately 5 feet to the right-of-way of Louisiana Highway 151 along the west side, and any other right-of-way or servitudes of record of use.
