ONE (1) certain lot or parcel of ground, together with all the buildings and improvements thereon, and all of the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Livingston, State of Louisiana, in that subdivision known as THREE RIVERS ISLAND, SECOND FILING, and designated on the official plan thereof, on file and of record in the office of the Clerk and Recorder of the Parish of Livingston, State of Louisiana, as LOT NUMBER ONE HUNDRED THIRTEEN (113), said subdivision, said lot having such measurements and dimensions and being subject to such servitudes and restrictions as are more particularly shown on said map. Together with any interest in and to the Boat Slip identified as Boat Slip #113, more particularly shown in the Subdivision Restrictions of Three Rivers Island, Second Filing, file of record in the official records of Livingston Parish, Louisiana as Entry #612945, together with the non-exclusive use of any walkways or piers for the purpose of ingress and egress to and from said uncovered boat slip. Purchaser hereby present, accepting, and acknowledging due delivery and possession thereof all right or interest that Seller may have in said boat slip. Purchaser further acknowledges that any interest or right in said boat slip is subject to the interest of the State of Louisiana and the United States of America as stated in the Permit with the U.S. Corp of Engineers incorporated herein by reference. The interest of the State of Louisiana and the United States of America may require the removal of improvements to said boat slip without compensation for the cost of their removal. Purchaser acknowledges that Three Rivers Island is accessible only by water and is not accessible by any road, public or private. Said lot is conveyed subject to a Louisiana Conservation Servitude granted by Ascension Properties, Inc. in favor of Louisiana Conservation Corporation which is on file and of record in the official records of Livingston Parish, Louisiana at COB 771, Page 378. Together with any interest in and to the Boat Slips identified as Boat Slips #112 and #114, more particularly shown in the Subdivision Restrictions of Three Rivers Island, Second Filing, filed of record in the official records of Livingston Parish, Louisiana as Entry #612945, together with the non-exclusive use of any walkways or piers for the purpose of ingress and egress to and from said uncovered boat slip.
